Composition + Isolation: A Dual-Signal Index
Oxford Economics, CBRE, and Colliers International cover the largest 50–100 metros by GDP and population. This list does the opposite: it surfaces regional anchor towns — places that serve a wide catchment independently of any major metro. v0.3 scoring balances two signals: geographic isolation (how far a market sits from competing retail hubs) and tier composition (which anchor categories co-locate). Markets score well on either signal; the strongest markets score on both.
- Discovery hubs lead: Fort Wayne IN #1 (isolated 107 km, multi-T1) and Esbjerg DK #1 EU (isolated 92 km) hold top positions — genuinely underserved regional catchments.
- Established suburbs now score fairly: Sherwood Park AB enters at #57 — a T1 market 9 km from Edmonton that was suppressed by the prior isolation-only formula. Mesa AZ #4, Plano TX #6, Mississauga ON #7.
- No fixed distance band: A market's class is set by anchor_d — distance to the nearest external T1 hub — derived from co-location data, not a curated metro radius.
- T1.b correction: Compact clusters (tight, ≥3 members) that the taxonomy build mis-classifies as T2 are promoted to T1 at score time — closing a known build gap without a full rebuild.
